What is the value of your home?

An appraisal is a calculated opinion of the value of your home compared to similar homes. The price agreed to by a seller and buyer is another way of determining value. Keep in mind the home must appraise by the appraiser assigned by the potential buyers bank in order for the buyer to obtain a mortgage on the home. As a Realtor I can do a market analysis which consist of comparing recent sales of similar homes to your home.  This allows us to anticipate the value of your home to determine a list price and test the market by showing the house to potential buyers. Home renovations to enhance the sale of your home!

You may not recover 100% of the cost of home renovations however it might be what sells your home!  If you have home projects underway...finish them prior to offering your house for sale.  Potential buyers will most likely be obtaining a loan to purchase your home and most banks will require that new drywall be finished with atleast one coat of primer paint and new sub floors must be covered with flooring.  New light fixtures can add a finishing touch! I showed a home recently where the owner had planned on putting up new light fixtures, had the light fixtures in the box but the potential buyer got to see bare electric wires sticking out of the junction box. First impressions are important in todays Real Estate market! Have your house in top showing condition and enjoy the reward at the closing table!
